Estimate only, not financial or tax advice. Cash flow is before income tax. Principal you pay down builds equity but isn't counted as cash flow. Remember the Nova Scotia rent cap limits increases for existing tenants. Nothing you enter is saved or sent anywhere: it clears when you leave the page.
How this calculator works
- Net operating income is rent and other income, minus vacancy, minus operating costs (property tax, insurance, maintenance, management, utilities, condo fees). It excludes the mortgage.
- Cap rate is net operating income divided by the price: a way to compare properties regardless of financing.
- Cash flow is net operating income minus mortgage payments. Cash-on-cash return is yearly cash flow divided by the cash you put in.
- Rentals you won't live in usually need at least 20% down, and rent increases for existing tenants are capped in Nova Scotia.
